PRIME Philippines leads logistics property sector’s advisory services for over a decade

PRIME Philippines, the country’s leading data-driven commercial real estate consultancy and investment advisory firm, has facilitated over two million square meters of warehouse transactions nationwide over the past decade, addressing the growing demand for industrial properties driven by modern commerce.

Jet Yu, founder and CEO of PRIME Philippines, shared the company’s achievements as it celebrates 12 years of delivering data-driven analysis and advisory services across all sectors of the property and real estate industry in the country. To mark this milestone, PRIME organized its 1st Invitational Golf Cup and Fellowship Dinner at Wack Wack Golf and Country Club on June 19, 2025.

Founded in 2013 with just one employee and one intern, Yu proudly stated, “PRIME Philippines has grown into a commercial real estate powerhouse with nearly 100 full-time professionals across offices in Manila, Cebu, and Davao. Backed by over 300 completed projects and more than 7,000 clients served, PRIME has facilitated ₱38 billion in total transaction volume to date.”

Yu highlighted the company’s industrial services division as a standout contributor, noting its consistent leadership in the logistics sector.

“PRIME’s Industrial team has helped shape the backbone of modern commerce, facilitating over 2 million square meters of warehouse transactions nationwide. From logistics and manufacturing to wholesale and retail, the firm has become synonymous with agility, precision, and long-term value creation,” he said.

He also noted that the pandemic in 2020 did not slow the company’s progress. On the contrary, the unexpected boom in e-commerce created a surge in demand for warehousing.

“With people locked in their homes and businesses scrambling to pivot online, demand for storage, sorting, and distribution spaces surged overnight,” he explained.

In response to this demand, Yu said, PRIME delivered more than just space—it provided purpose-built infrastructure that helped keep commerce moving. “From sprawling fulfillment hubs to last-mile delivery centers, the company matched speed with scale, quickly becoming a trusted partner to the country’s e-commerce giants,” he added.

Build-to-Suit Warehouses

Among its most impactful contributions, Yu said, are the build-to-suit (BTS) warehouse developments—custom-built spaces tailored to a tenant’s specific needs. PRIME supports companies by understanding each client’s operational DNA, identifying ideal locations, navigating technical requirements, and securing lease agreements.

Through its strategic advisory and leasing services, idle parcels of land have been transformed into revenue-generating industrial assets, with lease terms extending up to 30 years. With a data-driven approach and deep, on-the-ground market knowledge, PRIME has earned the trust of property owners looking to unlock the full potential of their assets.

Yu also cited the success of PRIME’s office leasing department, which has transacted over 600,000 square meters of office space. Visayas and Mindanao

Real estate development and innovation are not confined to the National Capital Region. PRIME has also made significant inroads in key cities in the Visayas and Mindanao.

Yu reported that the company has brought in over PHP 10 billion worth of investments to these regions through strategic advisory services and high-impact real estate transactions, helping build business hubs that support both local entrepreneurs and global enterprises.
