Megaworld accelerates expansion toward 2-Million SQM office milestone with new global offices group

Property giant Megaworld, the Philippines’ leading office developer and lessor, is intensifying its market dominance by launching Megaworld Global Offices. This new office leasing group is designed to accelerate the company’s mission to reach 2 million square meters of leasable office space, further cementing its position as the nation’s premier business address.

Megaworld Global Offices will work in synergy with the existing Megaworld Premier Offices to drive growth across key regional hubs. The expansion focuses on emerging growth centers, including the Ilocos Region, Pampanga, Cavite, Bacolod, and Cagayan de Oro, while continuing to strengthen its footprint in established “cyberparks” like Eastwood City, Uptown Bonifacio, and McKinley Hill.

Industry veteran Francisco Roxas will lead the new group. With over 30 years of experience in real estate development and property management—including 15 years in executive leadership—Roxas brings a wealth of expertise to the role. An alumnus of the Asian Institute of Management (AIM), his appointment signals Megaworld’s commitment to high-level strategic growth. “We continue to see strong demand for office spaces in the country, even with the rapid emergence of artificial intelligence (AI) and other new technologies,” says Lourdes T. Gutierrez-Alfonso, President and CEO of Megaworld. “These digital advancements continue to fuel substantial growth among many industries and create significant opportunities for finance, IT, and healthcare professionals.”

Megaworld’s current portfolio comprises over 1.6 million square meters across nearly 90 towers, serving as the workplace for more than 200,000 employees. The company’s townships are the preferred destination for Fortune 500 companies and global leaders, including:

  • Technology & Professional Services: Google, IBM, Accenture

  • Finance: Wells Fargo, JPMorgan Chase & Co.

  • Consumer Goods: Coca-Cola

The company famously secured the largest single office lease transaction in Philippine history with JPMorgan Chase & Co., which now operates out of two LEED-certified towers in Uptown Bonifacio totaling 150,000 square meters.

Megaworld continues to lead the way in green development, boasting a portfolio of 32 LEED-certified and registered office buildings nationwide. This focus on sustainability and world-class infrastructure remains a key draw for the nearly 200 multinational and startup companies currently housed within its townships.
