Megaworld, the Philippines’ pioneer of the “Live-Work-Play” township concept, has announced a massive P65-billion capital expenditure (CAPEX) program for 2026. This strategic investment aims to bolster the company’s presence in key growth corridors outside Metro Manila, focusing on land acquisition, township development, and high-value investment properties.
In a decisive move to capture emerging markets, Megaworld is fast-tracking land development across its newest provincial townships. Key projects for the year include:

The Sugartown (Talisay City, Negros Occidental) – The company’s 37th and newest 97-hectare township.
Beyond new developments, the company continues to scale its residential, office, and retail portfolios in Bacolod, Iloilo, Pampanga, Cavite, and Palawan. This expansion is designed to provide a steady pipeline of assets for MREIT, Inc., Megaworld’s real estate investment trust.
The residential sector remains a primary engine for the company, with 19 new projects slated for launch this year, carrying an estimated total value of P65 billion. “We are continuing our expansion program with renewed optimism as we innovate our township offerings,” says Lourdes Gutierrez-Alfonso, President and CEO of Megaworld. “Our residential business remains a strong growth engine, especially as we introduce pioneering projects that integrate new technologies, such as artificial intelligence, into our developments.”
Megaworld is also aggressively expanding its footprint in the tourism and hospitality sectors. Five hotels are currently under construction, which will add nearly 2,000 rooms to the company’s inventory:
