SM Offices, the commercial property arm of SM Prime Holdings Inc. (SM Prime), announced that its Silangan Warehouse complex in Laguna is now 100% leased.
The milestone comes as the company sees a significant uptick in demand driven by the e-commerce boom, manufacturing growth, and favorable shifts in government land-lease policies.
The Silangan site features two expansive warehouses with a combined gross leasable area (GLA) exceeding 130,000 square meters. The finalization of the full occupancy was marked by a recent multi-year lease agreement covering approximately 86,000 square meters.
Located less than five minutes from the Silangan Exit of the South Luzon Expressway (SLEX), the facility offers a prime logistical advantage. It is situated less than an hour from the Makati Central Business District, bridging the gap between Metro Manila and the high-growth corridors of Southern Luzon.
“The size and location of our warehouse facilities make them well-suited to logistics operators that require scale, accessibility, and operational efficiency,” said Alexis Ortiga, Vice President and Head of SM Offices.
The complex is specifically engineered for high-volume operations, featuring:
-
Cross-docking systems to ensure rapid turnaround times.
-
Wide internal circulation spaces designed for heavy vehicle maneuvering.
-
Strategic proximity to major transport arteries.
Following the success of the Silangan project, SM Offices is aggressively marketing its remaining inventory and development capabilities. The company is currently offering ready-to-move-in sites in Pasig and Taguig, including a prominent 4-hectare facility along C-5 Road that provides over 20,000 square meters of floor area, complete with mezzanine levels and dedicated loading bays.
Furthermore, SM Prime is pivoting toward build-to-suit (BTS) developments to meet specialized tenant needs. These opportunities are available in key provincial and metro hubs, including:
-
Luzon: Parañaque, Laguna, Cavite, and Tarlac.
-
Visayas & Mindanao: Iloilo and Davao.
“Our facilities and locations can support uses ranging from dry and cold storage to data centers and distribution hubs,” Ortiga added. “These are asset types that benefit from long-term planning and operating certainty.”
