SM Offices saves 185,000 cubic meters of water in 2025, advancing sustainable workplace standards

SM Offices, the commercial leasing arm of SM Prime Holdings Inc. (SM Prime), announced a significant milestone in its environmental stewardship, having saved over 185,000 cubic meters of water across its portfolio in 2025.

This achievement stems from the company’s expanded recycled-water systems and aggressive conservation initiatives aimed at building climate-resilient workspaces.

The total volume saved—equivalent to the annual water needs of 775 average urban households—comprises 57,190 cubic meters from stand-alone office developments and 128,700 cubic meters from mall-integrated offices.

The cornerstone of these savings is the utilization of on-site sewage treatment plants (STPs). These facilities treat wastewater to a standard safe for non-potable reuse, which is then diverted back into the building’s operations for:

  • Restroom flushing and plumbing systems.

  • Landscape irrigation for open spaces in the SM Mall of Asia Complex and Central Business Park 1-A.

  • Cooling tower support for air-conditioning systems in selected high-rise developments.

“Water efficiency is becoming a non-negotiable for modern enterprises as they prioritize sustainability in their workplace strategies,” said Alexis Ortiga, Vice President and Head of SM Offices. “By using water responsibly, we reduce environmental impact, lower operating costs, and ensure our buildings remain resilient as municipal resources become increasingly constrained.”

Beyond recycling, SM Offices has integrated high-efficiency hardware and “smart” technologies to minimize waste. Current operational measures include:

  • Sensor-Based Fixtures: Low-flow and touchless plumbing to eliminate accidental waste.

  • Real-Time Monitoring: Implementation of smart water systems for early leak detection and precise usage tracking.

  • Optimized Irrigation: Scheduling landscape maintenance to minimize water loss through evaporation.

SM Offices also maintains a collaborative ecosystem with its tenants. Building guidelines promote the installation of efficient fixtures within private tenant spaces, while regular data-sharing and conservation workshops help foster a culture of shared responsibility among building occupants.

The 2025 water conservation results are a key component of SM Offices’ broader ESG (Environmental, Social, and Governance) strategy. As the company continues to expand its footprint, it remains committed to exploring emerging technologies that further decouple business growth from resource consumption.
