SM Offices achieves 100% occupancy at Clark Tech Hub, announces expansion with Tower 11

SM Offices, the commercial leasing arm of leading property developer SM Prime Holdings, Inc., announced that its 10-tower Tech Hub complex in the Clark Special Economic Zone has officially reached a 100% occupancy rate.

Spanning more than 100,000 square meters of premium office space, the complex is fully leased primarily to global Information Technology and Business Process Management (IT-BPM) firms and multinational corporations secured under long-term agreements.

In response to this strong momentum, SM Offices also unveiled plans for Tech Hub Tower 11, a nine-story expansion that will add approximately 20,000 square meters of premium leasable space to the existing hub.

“The full utilization of Clark Tech Hub underscores sustained demand for global-standard, sustainable workspaces outside Metro Manila,” said Alexis L. Ortiga, Vice President and Head of SM Offices. “It also affirms the strong positioning of the SM City Clark Complex as a major regional business district.”

The expansion solidifies Clark’s status as the country’s premier alternative to Metro Manila’s traditional central business districts.

The upcoming Tower 11 will feature human-centric design choices focused on employee well-being, highlighted by a 12,000-square-meter sky garden to encourage collaboration, connectivity, and mental breaks.

Sustainability remains central to the Clark Tech Hub value proposition, blending operational efficiency with an improved user experience. Eco-friendly features for the development include:

  • Resource Efficiency: Integrated solar energy systems, low-flow water fixtures, and greywater reuse programs.

  • Wellness & Air Quality: Advanced indoor air quality tracking and mitigation to support occupant health.

  • Waste Management: Structured programs for handling hazardous waste alongside the responsible recycling of paper, plastics, electronics, and used lead-acid batteries.

The SM City Clark Complex operates as an integrated “micro-city,” anchoring office spaces alongside retail (SM City Clark), education (National University), events (SMX Convention Center), and hospitality (Park Inn by Radisson Clark).

Positioned for future growth, Tech Hub Tower 11 will be constructed directly above the SM Clark Skylink terminal. This location serves as the district’s key transit node, providing a direct connection to the Clark International Airport by 2028 via the upcoming North-South Commuter Railway (NSCR).
